This study aimed to assess the factors influencing the demolishment of houses in
informal settlements in Dar es salaam: A case of Kinondoni. The study used
descriptive research design with both a qualitative and quantitative approach. The
non-probability sampling known as judgemental sampling was used to select 96
respondents from the target population. The research applied questionnaires and
interview methods to gather information from the participants. Moreover, the study
involved both qualitative and quantitative data to achieve the objectives of the study.
Findings show that bureaucracy in the building plan approval process results in
people forcing building their buildings informally where at the end faces
demolishment. Also, findings show that the poor land tenure, obsolete planning laws,
poor enforcement of building regulations were the key issues that prompted people to
house demolishment. Moreover, findings show that the majority of the respondents
during the study argued that among the reasons behind people to continue staying in
an informal settlement is the low affordability of prices of land in other formal places
because it is the CBD and not far from their office. Furthermore, findings show that
many people continue to insist on living in informal settlements because of the ease
of access to health care, the convenience of education for their children, and other
important social needs such as areas with the accessibility to water. The study
concludes that governmental factors, economic factors, and social-cultural factors
were the main factors that prompt people to informal settlements who ultimately face
the demolishment of their homes by the governments. Therefore, the study
recommends that more public awareness around the land policy (it's content and
implications) as well as making citizens aware of their options regarding
participation) should be arranged. Moreover, the government should be committed to
all proceduresof issuing building permits and other planning activities in the city.
